The publication presents a Scan-to-BIM approach starting from a 3D UAV survey, led to an HBIM parametric modeling and final texturing employing photogrammetric imagery. The purpose is to keep access to the information of the smart objects for Cultural Heritage dissemination and conservation purposes and for real-time photorealistic visualization. The work managed to add a further step in the digitization field. The potential of this methodology, which could be defined Scan-to-HBIM-to Real-Time-Rendering, has been tested to respond to restoration and conservation demands by managing to link a complete 3D database of the object that incorporates attributes and information. The HBIM model is not static. The LOD can be increased by updating the information at any time; thereby, the model can be quickly and efficiently modified, improving the final productivity. Furthermore, the results are already optimized for real-time rendering applications that operate within a BIM authoring software. All the changes applied in terms of geometry and material are in a matter of seconds visible. At the same time, it is possible to access the stored properties from the same rendering window directly. Adding materials derived from photogrammetry into the BIM environment allows measuring the pathologies that may affect the architectural artifact directly. As-built documentation provides a valuable support tool for managing and maintenance works. It is an effective means to update the current state of knowledge on the Moorish Cloister of Villa Rufolo. These innovative visualization methods provide a scientifically valid basis and represent one of the most powerful means of dissemination, laying the foundations for the extended fruition of digital heritage.
